Telangana auctions land at record ₹269 crore per acre in Raidurg

The Telangana Industrial Infrastructure Corporation has collected ₹1,447.22 crore from auctioning a 5.38-acre plot in Raidurg, translating to a record ₹269 crore per acre, the highest rate ever achieved in the area.

The sale surpassed the previous benchmark set just last week, when a neighbouring 5.25-acre tract at Plot P1 fetched ₹1,386 crore, or ₹264 crore per acre. Together, the two transactions generated ₹2,833.22 crore across 10.63 acres, averaging ₹266.53 crore per acre and securing a premium of around 52.3 per cent over the reserve price.

Strong demand signals developer confidence

TGIIC attributed the price levels to confidence among leading developers in Hyderabad's long-term growth prospects, supported by the city's expanding business ecosystem and infrastructure connectivity. Vice-Chairman and Managing Director K. Shashanka credited the government's investor-friendly policies and sustained infrastructure development for the outcome.

"The exceptional realisations achieved demonstrate the strength of demand for strategically located land and the significant value that can be unlocked through transparent and competitive price discovery," Shashanka said.

The auctions were conducted through the MSTC e-auction platform. TGIIC has already received 25 per cent of the auction value of Plot P1 as the first-stage payment.

The back-to-back sales underscore robust investor appetite for strategically located commercial land in Hyderabad, with Raidurg emerging as a high-value destination for large-scale development.
