A Hong Kong-listed mainland education group has sealed the city's largest commercial property leasing transaction this quarter, taking an entire Kowloon tower to convert into a school complex amid surging demand from new arrivals.
The tenant agreed to occupy and transform all of Tower B at the China Life Centre in Hung Hom into a purpose-built education facility spanning approximately 36,400 square feet. Frederick Lai, senior director for capital markets at CBRE, described the deal as "the successful repurposing of a commercial asset to support Hong Kong's expanding education sector".
Mainland operator's Hong Kong expansion
The tenant operates top-tier non-tertiary schools in mainland China and trades on the Hong Kong stock exchange, though CBRE declined to identify the company under a non-disclosure agreement. "They had been planning to set up a school in Hong Kong for a number of years now and finally they found a perfect opportunity," Lai said.
Influx of families fuels demand
The transaction reflects growing momentum in Hong Kong's education property market, driven by an influx of immigrant and expatriate families to the city. CBRE predicts the education sector will occupy a sizeable role in real estate investment and leasing given the shortage of available school spots for children of expatriates and immigrant families.
The deal signals how commercial landlords are exploring alternative uses for office towers as traditional tenant demand remains uneven, while education operators seek physical space to capture enrollment growth from Hong Kong's shifting demographics.
