In a landmark transaction for India’s luxury real estate market, entrepreneur Manav Sardana has reportedly purchased a penthouse at DLF’s The Dahlias in Gurugram for ₹271 crore. This deal not only ranks among the most expensive residential sales in the country but also establishes record-breaking price points, with the penthouse fetching ₹2.6 lakh per sq. ft. on carpet area.

A Record-Breaking Purchase

The penthouse spans 17,200 sq. ft. of super built area and 10,500 sq. ft. of carpet area, translating to ₹1.58 lakh per sq. ft. on super built area and ₹2.6 lakh per sq. ft. on carpet area. These figures place the transaction among the costliest on a per-square-foot basis in India, rivaling high-profile deals in Mumbai, which typically commands the highest residential prices in the country.

Gurugram’s Rise in Luxury Real Estate

While Mumbai has long dominated India’s luxury real estate market, Gurugram is emerging as a significant player. DLF’s The Camellias, another ultra-luxury project in the city, has seen multiple high-value transactions, including a ₹190-crore penthouse sale in December 2024 and several other deals exceeding ₹100 crore. The Dahlias, launched as DLF’s most ambitious super-luxury residential development, is now setting new benchmarks in the region.

The Dahlias: A Vision of Opulence

The Dahlias project features 420 residences spread across eight towers and 29 levels, with 15 duplex penthouses and a sprawling 3.5 lakh sq. ft. clubhouse. Positioned as a ₹40,000-crore development, it caters to India’s wealthiest families and global investors, including NRIs. DLF’s managing director Aakash Ohri previously revealed that the project was approximately 65% sold, with price realizations crossing ₹1 lakh per sq. ft. on super area.
