How Malaysia offers Chinese investors Singapore’s comfort at prices lower than Thailand
Malaysia ranked as the fourth-highest destination for inquiries from Chinese buyers in the first half of 2026, according to data from Juwai IQI.
The ranking marked a rise from seventh place in 2024 and sixth place in 2025, indicating stronger interest from Chinese buyers in Malaysia’s property market.
A middle ground for property buyers
Malaysia is emerging as a middle ground for Hong Kong and mainland Chinese investors seeking a country that offers the stability associated with Singapore while retaining price points similar to those found in Thailand, analysts said.
The lifestyle destination also offers international schools at lower costs than Hong Kong, according to the source material.
Juwai IQI, a property portal with 7 million listings across 111 countries, recorded the change in Malaysia’s ranking based on inquiries received from Chinese buyers.
“Malaysia is a very popular destination for Hong Kong and mainland Chinese buyers, especially as a lifestyle, education, retirement or residency-linked investment,” said Kashif Ansari, co-founder and group CEO at Juwai IQI.
The interest is not limited to one type of buyer or one purpose.
Ansari’s comments identify lifestyle, education, retirement and residency-linked investment as key reasons associated with demand from Hong Kong and mainland Chinese buyers.
Demand linked to lifestyle and economic changes
Kingston Lai, founder and CEO of Hong Kong-headquartered Asia Bankers Club, a direct investor sales company, said the demand was underpinned by lifestyle preferences and improvements in the Malaysian economy.
Together, the buyer inquiries and analysts’ comments point to Malaysia’s growing appeal among Chinese investors seeking property linked to lifestyle, schooling, retirement or residency.
The country’s combination of Singapore’s stability, Thailand-like price points and international schools cheaper than those in Hong Kong is central to the positioning described by the analysts.
