Singapore Land Group to redevelop Marina Square into luxury homes and hotel by 2031

Singapore Land Group has announced it will close the 38-year-old Marina Square on March 31 to make way for a large-scale mixed-use project that adds luxury homes, offices and a hotel to what will become a smaller retail footprint.

The property developer said the redevelopment, set for completion in 2031, will span more than 360,000 sq m of gross floor area. The reimagined Marina Square will shrink to a four-storey shopping centre offering expanded food and beverage options and pet-friendly spaces.

Three towers and a new hotel

Three new towers will rise on the site, including a 49-storey residential building with 204 luxury homes and a mixed-use tower whose eight floors of offices will provide around 13,000 sq m of lettable space. A 304-key hotel will position guests near the Marina Bay area.

The announcement has disappointed shoppers and tenants, local media reported. Parents expressed regret over losing a shopping centre known for indoor playgrounds and children's retail outlets, while tenants said they were caught off guard by the short notice.

The shift away from pure retail

Retail experts say the project reflects a broader trend: consumers today increasingly seek experiences, community and connection, driving the growth of mixed-use developments worldwide. Marina Square, completed in 1986, represents an older generation of malls built primarily for shopping.
